Money is stressing me big time

Here is my deal............ I just bought another house, my old house has not sold. I am dying here, every week the checkbook gets lower and lower. I do not want sympathy, a lot of people cannot afford even one house, the wife and I make good money but in no way shape or form do we drive a BMW or a Audi. I worked hard for the downpayment, I took a gamble that my old house would sell within a reasonable time frame. GUESS AGAIN. Now my car needs a catylitic converter,,,,,,, there goes a grand, man when it rains it pours.......

The problem is that with all the talk of recession, and the media saying that house sales are down, they are screwing me and everyone else. It is a great time to buy, you can get a good deal and you can get a good rate. My house is priced right, already dropped it down twice, is it the weather or the idiots panicing about the econonmy? I hope to he11 that the warm weather comes soon, people get out and look at my old house. I spent a lot of money and time on that place, it is not perfect, but it has been updated and well maintained. My biggest fear is that I will have to give it away for a pathetic price so I don't lose both houses. I just put in new carpet, painted, but everyone wants perfect for next to nothing, this is making me think about hitting the booze again........ J/K.

Thank Goodness my tax refund will cover the 2 mortgages for 2 months, past that I dunno............ I would hate to do something desperate. I already work my regular job and will be working part time in the spring.... This is weighing on me heavily right now, I am keeping the heat at a low tempature because oil is so expensive. I can afford the house I am in, but cannot afford the old one, the utilities, and the thought of just eating macaroni and cheese for the next few months, THIS SUCKS.

I tried the St. Joseph picture, burried in the yard, still early. I was also thinking of spreading little organge aspirins all over the grass, St. Joseph is supposed to help you sell your house. Now I am told I have to buy a statue of St. Joseph, hey I am getting desperate, I just want to go back to waking up each day worrying about one set of Bills, normal everyday stress, not this double duty crap.

Finally, I am through whining, my hearts and prayers go out to the real people in need, the homeless the jobless, and the physically impared. May the good Lord help us all in one way shape or form.

nybites...I'm with you.  If I thought I'd be in Boulder more than another year or two, I'd buy a house for sure (despite the inflated property values here).  I think that the next year or two will be among the best ever for purchasing a home for those who have steady employment.

On the bright side, you are in a situation that will resolve itself, hopefully soon.  As you said, there are those who have it much worse.  That doesn't make what you are going through any less real, though.  I'm not sure if it'll help, but I'll think thoughts of St. Joseph just for you!

I hear you man.  I think a lot of us are in the same sinking boat.  I got one child going to College soon and it seems you need to be very poor or very rich now-a-days.  If you are somewhere in the middle you are screwed.  Property taxes are sky high and health insurance does not cover what it used to.  BTW Mac and cheese is not too bad, but it does get old.  As long as you can grill some stakes every now and then you should be ok in that department.<o:p></o:p>

Depending on where you live in the country, property values are supposed to go down to pre 2001.  From a real estate point of view the only thing you can do is compare prices around you area, then go slightly lower so you can sell faster.  I've been thinking of selling my house to move out of the city, but I know it will take a long time to sell and the price no where near what I would like to get for it.<o:p></o:p>

The wife worries too but that doesn’t stop her from shopping, I think that is the scariest part for me.<o:p></o:p>

nybites - I too found myself in this same situation in 2000. Both of my grandparents had just passed away and my family decided to sell the estate at a very good price. They wanted to keep the home in the family, so the wife and I took a chance that we could afford two mortgages until our first home sold. To make a long story short, desperate times deserve desperate means.

This may not be feasible where your first home is located, but the route I chose was to rent my home while still trying to sell it. No lease or contract, just a monthly rental agreement. My house sold after three months to one of my employees. Another option is article of agreement (again, might not be permissable in your area). If your not familiar with an article of agreement, both parties agree on a price and the purchaser has a set time (1-2 years) to pay rent (a house payment) to you. A contract/schedule is drawn up with a lawyer and a set amount/schedule (of the rent) is determined that will applied to the purchase (principal) price and taxes. After the length of the agreement, the purchaser secures a loan for the outstanding value owed on the house or forfits all funds applied towards the price of the home. If there is a realtor involved, the situation only gets stickier. One thing I would find out though is, does your area allow realtor sharing? My understanding is that even though you are using realtor A, realtor B may show your house also and thus make a sell. Just some ideas that are out there.

I bought a new home in December and then I hurt my knee and needed surgery, I'm just now going back to work, first week back.

Some how we made a little prayer and a little luck and a couple bucks saved.

Would that all of us did not have troubles with money, but it is called the root of all evil. So maybe it is good that we don't have overly much of it. Somehow it always seems to work out for the best, so just keep hanging in there, things will work out soon.

I follow a lot of sports, including golf, but the one sport I live and die for is football. If my Red Sox lose or UConn doesn't do well, my week is not ruined. If the Steelers lose on Sunday, I have a crappy next 6 days.
